One Mindset Shift that helps when it’s Time to Sell Your Home

Blog by Elysse Bulloch | November 23rd, 2016

Emotion and habit can take over logic when it comes time to sell your home. I’ve seen time and time again Calgary Home Staging Companythat the sellers’ mindset can actually be making the selling process more difficult.

In my experience as a certified Calgary home stager, I know that there is ONE significant mindset shift that can help you to sell your home. It’s this: Shift your focus to the buyer’s experience.

I understand that sellers have a lot to deal with as they prepare their home to sell. There’s the emotional attachment to the place, contents, and memories. There’s the financial pressures. There’s the time crunch. There’s the annoyance of always having to be show ready and to change your schedule at the drop of a dime.

I understand and respectfully suggest that, if you make that the focus of your decision making when it’s time to sell your home, you will be undermining your results.

Instead, shifting your focus so that every decision leads to improving your potential buyer’s experience helps make it easier for them to want to make your listing their new home.

You see, it’s emotion that leads the buyers too. And that’s what you want to draw on.

So here’s a simple example from one of my recent staging jobs.

In Calgary, it gets chilly. If you follow me on Instagram, you will have seen the photo of the thermostat I posted. Outdoors it was -1 at the time. Inside, despite the thermostat being set at 13 degrees, it was actually 15.

From the seller’s perspective, why not save a bit of money on heating if the home is not in use?

But shifting the mindset to focus on the buyer’s experience, of course you would keep the property warm so it feels more inviting.

Imagine if you were the potential buyer walking indoors when it’s literally freezing outside. What’s the first thing you would want to do? Take off your coat and boots and get cozy! It’s part of the pleasurable experience of coming home and feeling at home. This impacts the buyers’ first impression.

If you are trying to sell your home, this minor change can make a significant difference in terms of how quickly your listing will sell and how much the buyers are willing to pay. It taps into emotion.

So think of that thermostat example if you are preparing your home to sell in Calgary! Shift your mindset!
