Storage a Staging Matter
Did you know that organized storage space is in the top
three things buyers want? This means no closet;
drawer or cupboard will go unnoticed. Buyers need to see if the property has adequate
storage.
We all have stuff, and most of us have too much stuff. It’s usually not a problem but when you list your home potential buyers get distracted by to much stuff. When buyers get close to make an offer they start looking even closer at your property they start looking for clues to confirm they want to make an offer. A messy closet or drawer can make buyer change their mind wondering if the space can suit their needs.
It’s going to be a lot of work but to start you need take everything out of the closet or drawer. Start sorting your items in to three piles keep, toss and donate. I promise it will feel good to get to the bottom of your messy closet and what a way to start the year. Pack away all seasonal items but not in the closet this will free up tons of space.
Consider the original purpose of the closet if its master bedroom buyers want to see a well organized space and all similar clothing hanging together. In the guest bedroom buyers anticipate closets nearly empty like a hotel closet.
Now that you know what is staying its time to address minor repairs. Replace all broken or missing shelves. You may have forgotten about the broken shelf or the lose screw but to buyers it a red flag. The buyer’s mission is to figure out if their stuff will fit and broken or missing shelves can distract them from envisioning their belonging in your closet.
Closets are often where the paint stops, you may want to consider a fresh coat of paint in the closet nothing breaths new life in to a space like fresh paint. A popular saying in the staging industry is” paint is money in a can”.
Okay we have clean and de cluttered but now we need to organize
your daily items. It’s your job to sell the space. Small item would look better
in baskets or containers instead of putting them back all wonky. This way you
can still easily access of your items.
