Transforming a living Room for sale

We recently helped clients prepare their house for
the market take a look at this living room transformation. We made a few simple
changes the biggest one being taking the TV right out. These clients have
another space that was more suitable for the TV. We wanted to draw the eye to
the focal point in the room which is the fireplace, so we made a conversation
setting around it.
We also swapped out the area rug and replaced it with a neutral colored shag carpet the clients already owned, this brightens the space. To carry the color from the rug we found some matching throw pillows to add interest to the couch also tying in the light bricks on the fireplace.
We had the homeowners pack up all their personal belongings on the built in’s. When selling your home shelves should be clear of all personal items ,these items are distracting to buyers. Fewer items on the shelves give off a clean feeling highlighting the storage that is available. You might be surprised to know that organized storage is in the top three things buyers are looking for, followed by fresh paint and updated flooring.
Shelves can be a challenge when it comes to staging, remember to group items in odd numbers 3, 5, 7 and use different heights this will create an eye catching display. Placing items alone eats up your visual space also stops the eye. A stager’s goal is to keep the eye moving through the space. Don’t be afraid of leaving a shelf or two empty this helps to create balance.
This project was an occupied listing we only worked with what the clients had. We helped these client pre pack and arrange the furniture to create more flow within the space. By moving the TV out we freed up a lot of floor space which gives the illusion of more square footage. Do you think this room looks bigger in the after photo? I would love to hear your thoughts .
